This 70,000 sm site could be subdivided into 116 residential lots or developed into a 220 unit aged care facility subject to council approval.  Zoning is currently Rural 1a but neighbouring properties have recently been rezoned Residential 2a.  Council has indicated that it would look favourably on a rezoning to support aged care units.  

The site is well located approximately one kilometre from the centre of Cessnock.

House prices grew by 5.3% in 2006, remained stable in 2007 and grew by 5% in 2008.
